Why This Matters

Fake and low-effort ESA letters have made landlords and property managers understandably cautious. Many now verify letters directly with the clinician who signed them. California also has its own rules — stricter than federal law — designed to make sure ESA documentation reflects a real clinical relationship, not a form filled out in five minutes.

How it Works

Fees + Services:

Free 15-minute initial consultation

Session 1 (30 min): $150, due at the appointment

Session 2 (30 min) + letter issuance: $150, due at the appointment

Total: $300, billed per session*

*Fees cover the clinical evaluation and my professional time — not a guaranteed outcome. If an ESA is not clinically appropriate after evaluation, you will not be charged for any session that hasn't yet occurred; completed sessions are not refunded.

Cancellations or reschedules with less than 24 hours' notice, or arrival more than 15 minutes late without contact, will be charged the full session fee.

Why does this take 30 days? Can it be faster?
California law (AB 468) requires a minimum 30-day clinical relationship before I can issue ESA documentation. In practice, this means two 30-minute sessions spaced at least 30 days apart — the first ($150) begins our clinical relationship, and the second ($150) confirms the clinical basis for your ESA and includes your letter. This applies to every licensed clinician in the state — I'm not able to expedite it or combine the sessions, even by request.

What if my landlord questions or rejects my letter?
A valid letter includes my license number and state of licensure so it can be verified directly. If your landlord has specific concerns, I'm available to answer reasonable verification requests consistent with HIPAA.

Does my dog need training or certification to qualify?
No. Federal law does not require an ESA to be trained. That said, see the note above on the Canine Good Citizen test — it's a smart precaution, not a requirement for your letter.

How long is the letter valid?

Does this letter cover air travel?
